Getting
planning consent?
If you decide to go ahead with the scheme, we will prepare a planning
submission. This can be either an outline or detailed planning application.
Depending on the outcome of the feasibility study, and assuming your intention
is to go ahead with the development, we would generally recommend going
straight to a detailed planning application. This requires detailed design
work and drawings, discussions with planners, and production of materials
councils typically ask for, such as design statements and traffic plans.
Our charges
from this point on are related to construction costs. As we are generally
using our standard housetypes or other building types for this kind of
development, our fee rates are likely to be lower than the RIBA standard
fee scale.
Separate
planning application charges are payable to the local authority, which
vary by authority, but usually relate to the number of units.
