Depending on the size of your site and the number of homes, the council may impose requirements such as social housing units, key worker accommodation and the provision of facilities. They will also be specific about some of the design considerations, street layout and car parking. These will depend on your authority and the nature of your site and its surroundings.

All these factors affect the cost appraisal, and so whilst our initial appraisal is based on our best information at the time, it is possible that expectations have to be revised as the project progresses and after planning consent is given.
